I’m looking for low rates on a 30 year fixed with low closing costs and no BS. Anybody had any good experiences with reputable mortgage companies out there that would fit my profile and needs? Thanks.

Do mortgage companies make money by offering a higher interest rate. For example- one mortgage lender is offering 6.5, and mine is offering 6.75. If they are both equal for service, closing costs, etc., how could one offer a lower rate? Do they stand to make money off of the extra .25%? I tried to negotiate the rate with my current lender, down to 6.5%, but they told me they could not. Are they lying, because they feel they already “have me”?
But isn’t their rate, based somehow on the fed rate?

I’d like to get a mortgage but I owned a rattlesnake once. What kind of trouble will I get in for lying on a mortgage application to cover this fact up?? Might it be okay if I say I owned one before I was 22 if they can’t prove when I had the snake?

Running Man asked:
Is it possible for a home mortgage to dissolved upon the home owner or borrowers death? I figured the estate or family is responsible but what if the home has no next of kin or goes to the state or something. Question has come up a few times in conversation. Called a big bank and they don’t know how to answer this question. Does this have anything to do with recourse and/or non recourse?

We have been approved for a FHA Florida housing bond mortgage. If our income increases during the term of the mortgage, can our loan be modified or increased as well?

I’d like to know what the initial drop is in a credit score when a person falls behind on mortgage payments by one month. After the initial drop, does your score continue to drop each month you are not current or is it a one time drop? If it drops more each month you are behind, by how much?

We are in Chapter 11 Bankruptcy and do pay that every month, but am 4 months behind on mortage. I just want a reduced payment, maybe over 40 years, not 30 and at a lower rate, but my mortgage company (Countrywide) will nottalk to us. Please help!

I would like to buy a foreclosed property from auction. I would need a mortgage to pay for the property. If I go through the bank how do I do this? I also do not have the 10% down that the county requires on auction day.
